This proposal appears to lack an understanding of the diverse and complex realities facing developers in the current economic climate. The rigid requirements for affordable housing, ranging from 27-57%, seem particularly unrealistic and could deter investment in housing projects that our community desperately needs. Furthermore, the stipulations regarding First Homes may not reflect the actual needs of residents in terms of affordability. There should be greater flexibility around these percentages to better respond to the unique circumstances of individual sites, particularly brownfield areas. By allowing for more innovative solutions to housing provision, we can balance the pressing need for affordable housing without compromising the viability of development projects.
