The proposal to mandate a portion of large housing developments for self-build and custom builds overlooks the reality that this practice can unintentionally inflate land prices and complicate the purchasing process. Experienced local builders are usually more aware of such developments and may not be suitably equipped to handle the demands that larger numbers of self-build plots entail. Furthermore, local infrastructure, which may be necessary to support these developments, is often insufficient or non-existent. It appears the planning policy does not take into account the very real concerns of existing local residents, particularly regarding increased traffic and potential strains on community resources. Thus, I strongly believe a more thorough assessment of local implications should take precedence before any mandate is granted for such developments.
